Nabarro LLP has advised CB Richard Ellis (CBRE) on its new lease, commencing in May 2011, of offices in the West End of London. CBRE has agreed to lease Henrietta House, London, W1 for an undisclosed sum, once it has been refurbished.
CBRE will take a 15-year lease on the entire building, totaling approximately 98,000 sq ft. CBRE will manage the property on its own on behalf of its landlord, Lazari Investments.
Drawing on CBRE's well established and respected resources, CBRE will also provide professional services in relation to the refurbishment of the building to Lazari.
The Nabarro teams were led by real estate partner, Nicholas Vergette, with assistance from senior associate Ben Everitt and partner Penny Moore in Property Construction. Lazari Investments was advised by Protopapas Solicitors.
Nicholas Vergette, real estate partner at Nabarro comments: “This deal required us to adopt a flexible approach to the normal landlord and tenant relationship. A balance had to be struck between the competing capacities of our client as tenant, on the one hand, and supplier of professional services to its landlord, on the other. Working on deals like this further showcases our strength in innovative transactions in the real estate area”
John Kent, Senior Director at CB Richard Ellis, who structured the deal direct with Lazari Investments, commented that “the unusual circumstances and complexity of the transaction called for an experienced, adaptable legal real estate team and working closely with Protopapas, Nabarro delivered all our objectives very satisfactorily and within a demanding timescale “
