Nabarro advises Hammerson and Standard Life Investments on £4.5bn Brent Cross/Cricklewood regeneration scheme

  • S106 agreement signed - one of the largest ever in the UK
  • Regeneration will create a new town centre bringing 27,000 jobs and 7,500 homes
  • Approximately £1bn of community and infrastructure investment for NW London

Nabarro LLP advised BXC Development Partners (Hammerson and Standard Life Investments) on the planning application and related section 106 agreement to create a new town centre in Brent Cross / Cricklewood, bringing approximately £1bn of investment in addition to new affordable housing.

The infrastructure investment will be spent on a major new community and transport infrastructure and environmental measures, including:

  • transport and waste infrastructure such as new train and bus stations;
  • environmental measures;
  • remediation and the disposal of waste;
  • community and social infrastructure such as three new schools, three new health facilities and various community facilities;
  • a wide range of public open and green space.
  • The scheme also aims to cut carbon emissions by up to 60%.

The scheme is the result of more than 10 years work by the development partners advised by Nabarro and the consultant team.

Nabarro’s role included drafting, negotiating and advising on: the section 106 agreement, the planning application, the compulsory purchase order indemnity agreement and drafting, negotiating and advising on real estate and development agreements (work ongoing).

Nabarro's planning team was led by partner, Martin Evans with assistance from consultant, David Hawkins and senior associate, Rob Bruce. Nabarro's property partner Kevin Stimpson advised the development partners on real estate issues.

Herbert Smith also advised Standard Life Investments, Eversheds advised The London Borough of Barnet and Transport for London was advised by Berwin Leighton Paisner.
