London - hot or not? … it's pretty warm and getting hotter! At least that was the conclusion reached by the speakers at Nabarro's real estate conference on 30 September 2010. Click here to view a podcast of the edited highlights of the conference or click here to view photos from the day.
Themes addressed were the politics around planning and development including the issue of localism as Martin Evans, Nabarro explained:
"We have the most labyrinthine planning system in the world… the localism mantra that has been adopted by the Coalition is going to be played out in particular in the planning field and the idea is to devolve power away from central government and push it down to local authorities and local people…"
On the subject of sustainability, Esme Lowe, Climate Change Capital said:
"Low carbon is a game-changing secular trend. Get off the travellator if you want, but you will get on later and it will cost you more and your investment returns will be negatively impacted."
Whilst, on the subject of the legacy for the Olympic park, Duncan Innes, Olympic Park Legacy company said:
"It's really about creating value. For us value isn't just financial, it is around jobs for local people, it's around health benefits, improvements in sport participation, improvements in educational attainment."
Other development themes including tall buildings, affordable housing and managing mixed-use schemes were addressed.

So what about the future?
43.5% of respondents to the conference survey think that London will get back to 2006/7 levels in 2015. Our speakers held similar views:
"We are talking about a good two years of complete disarray and I do think we need to deconstruct old thinking to reconstruct the new ways forward." Jackie Sadek, CB Richard Ellis
"2014/2015 clearly there is going to be a big imbalance in supply and demand, a lot of demand and not much supply but the problem is that you can't wait until then to start" David Partridge, Argent
The conference was sold out to 180 high level property professionals including representatives from Land Securities, Argent, Quintain, Credit Suisse, Grosvenor, Aviva, UNITE, Aberdeen Asset Management, Barclays and Deutsche Postbank.
